Validity period of the USRN extract

There is no single validity period for the USRN extract, which would be mandatory for all subjects of legal relations. It depends on the purposes of using the document and the tasks that the applicant sets for himself.
Validity
The procedure for issuing a certificate is specified in Art. 62 Federal Law No. 218, which was adopted on July 15, 2015. The document can be issued in paper or electronic form. The validity period of the statement may vary.
For applying to an arbitration court, for example, it is 30 days.
It is important to remember the following:
- the relevance of the specified information about registered rights to the property may change;
- it is advisable to draw up the document immediately before committing a legally significant action - the purchase and sale of an apartment, private house, etc.;
- An extract from the Unified State Register confirms the “legal purity” of the property, but even the absence of encumbrances does not exclude the possibility of challenging transactions and demanding property from the buyer through the procedure of vindication - reclaiming an item from someone else’s illegal possession.
The USRN extract contains the following information:
- real estate category;
- registered rights, encumbrances, objections to registration of powers of owners and owner;
- information about legal disputes regarding real estate.
Knowing the validity period of the statement is important to ensure the reliability of the transaction. Information about the owner (copyright holder) may be unreliable if there are fraudulent actions or errors made when making a register entry. Such errors will have to be corrected in court.
Registration time
The USRN extract is issued within three days from the date of acceptance of the application. If a citizen applies to the MFC, an extract is issued within 5 days after the documents are accepted.
In exceptional cases, the processing time may be extended to 15–20 working days. This is possible in situations where information about the required property is subject to clarification or when the data contained in the Rosreestr database is checked.
Since July 2016, the USRN certificate for real estate has replaced the “pink certificate” that is familiar to many.
Information in an expanded form can be requested from the Unified State Register. It contains information about all transactions that took place regarding the property.
When the processing time may change
Establishing the validity period of a certificate for a real estate property from Rosreestr is a task that the legislator still has in prospects.
When buying or selling, donating an apartment or other object, the document should be drawn up at least 2-3 days before the transaction. There are no changes to the validity period of the certificate at the all-Russian level.
Question: how long is the USRN extract valid? It requires taking into account the specific situation. If its issuance is accompanied by a simultaneous change in the owner of the property, then such circumstances must be taken into account. The certificate is not considered an unconditional guarantee that the property is legally sound.
The document is completed on time - regardless of the category of the object. It will take no more than three days to receive an extract for a land plot or cottage. Moscow and other cities of the Russian Federation offer the opportunity to use the “My Documents” service of the MFC, where certificates are available without long queues.
The following should be considered:
- It is possible to use the website of Rosreestr or government services.
- Information about the owner can also be obtained through intermediaries, but their services are more expensive.
- Information about the cadastral value of a plot and its number can be obtained online through a public cadastral map.
- The Moscow region is a region where it is also not difficult to obtain an extract on the website through government services, including for registration.
A USRN certificate can be obtained for residential and non-residential premises. It also contains information about the pledge and other encumbrances.
Information for the bank - for example, when purchasing a secondary home under a mortgage loan agreement. Thus, the problem - for what period of validity the USRN extracts are issued - is solved depending on the purpose of its provision.
