Cadastral passport for a house - what is it and what does it look like? A question that needs to be resolved when preparing documentation for a private or apartment building. If the house is built legally, the procedure will not take much time. With the adoption of the new Federal Law No. 218 “On State Registration of Real Estate,” the cadastral passport lost its relevance and was replaced by an extract from the Unified State Register of Real Estate . In this context, the term cadastral passport is similar in meaning to an extract from the Unified State Register of Real Estate.
To obtain a passport (USRN extract) for construction or other real estate, you must contact Rosreestr, an online service, or use the government services portal. The possibilities for remote registration are narrowed, since not all regions provide the possibility of electronic document management with ordinary network users.
In what cases is an extract required and what does it represent?
The cadastral passport (USRN extract) contains individual information about real estate. It contains information about the location of the house, its layout and much more.
If there are illegal redevelopments and they are identified by BTI inspectors, a note is made about the unauthorized changes.
- It is needed to complete transactions and legally important actions with real estate.
- It is possible to obtain the document at one of the offices of the territorial administration of Rosreestr at the location of the property.
- Registering a house with the Unified State Register of Real Estate is possible only after presenting a technical plan and a specialist’s opinion on the suitability of the property for permanent residence.
Since 2016, the state real estate cadastre has become part of the Unified State Register of Real Estate.
Therefore, such documentation is needed to:
- successfully complete a real estate purchase and sale transaction;
- draw up proper technical documentation for the house;
- conduct a donation transaction or enter into another agreement that complies with the law.
Without it, it is impossible to register ownership of the new buyer of the property. The cadastral number of the house is not indicated on the land plot plan, but it is required and is included in a separate extract.
You can also register part of a private residential building with the Unified State Register of Real Estate, but to do this you must first divide the property into shared ownership.
What it looks like and what information it contains
The statement is provided in paper or electronic form and contains:
- cadastral number of the object;
- general plan of the house;
- information about the location of a private house;
- square footage and area of residential premises;
- a detailed description of residential and non-residential rooms, auxiliary premises is indicated;
- a separate page is devoted to the layout of residential premises, indicating their symbols;
- information is drawn up in black and white font and is indicated by registration inscriptions and the seal of Rosreestr in paper form;
- there must be a signature of an authorized specialist, and for the electronic version - an electronic digital signature (EDS).
This is what the first help section looks like (3 sections in total):
The content also depends on the type of residential property.
The extract indicates:
- a unique number - it is assigned when registering an object in accordance with the Federal Law on State Registration of Real Estate 2015;
- information about the owner of the residential premises;
- information about shares - if the residential premises are in shared ownership;
- floor plan of the residential premises;
- signature of the official and seal of the registering authority.
It is possible to issue an extract electronically. For it to have legal force, it is necessary to obtain an electronic signature. If you just want to find out information about a property, just order a simple extract from the Unified State Register of .
List of required documents
