What is a cadastral extract of a land plot?

There are different forms of cadastral extract, and they all contain different information. Generally speaking, an extract from the cadastre for a land plot is a document that includes data on the location of the land property or its address, area, its value, the type of permitted use of the land, and the rights to it, its owner, including coordinates where he can be contacted.

In what cases is a cadastral extract needed?

It is necessary to have an extract from the Unified State Register of Real Estate from the cadastre for a land plot under different circumstances:

  • to use maternity capital to pay off the mortgage;
  • to buy or sell land or to invalidate the transaction in some situations;
  • when inheriting a land plot, including when filling out an application for acceptance of inheritance;
  • when you need to find out the market value of land based on a cadastral valuation in order to correctly calculate property taxes;
  • when registering land as property;
  • when concluding a gift agreement;
  • register the transfer of rights.

Also, a cadastral extract from the Unified State Register of Land Registers about a land plot can be useful when dividing or merging land plots, or when changing the type of permitted use of this property.

Types of cadastral extract of land

Until 2017, there were three types of this document:

  • cadastral certificate. The document contained information about the value of land from the State Real Estate Cadastre (GKN);
  • cadastral extract (CR). It reflected more detailed information about the site;
  • passport - included information about the copyright holders, cadastral number, boundaries of the site, its characteristics, engineers who carried out the work, the plan of the site, the type of rights to it and other information.

It is not for nothing that the text uses the past tense when determining the content of these documents.

The fact is that from January 1, 2017, all three types of extracts that contained information about the property were abolished by Order of the Ministry of Economic Development dated November 26, 2016 No. 733. Now information from the cadastre for a plot can be obtained in the form of new forms and they are approved by Order No. 378 from 06/20/2016 - download example .

Cadastral extract and cadastral passport: differences

Both documents contain approximately the same information. But there are also differences between a cadastral extract and a passport.

In total, the land plot passport had 4 sections: from KP1 to KP4. And they almost completely repeated sections from KV1 to KV4 of the cadastral extract for land property, both in terms of form and content.

But in the other two forms, KV.5 and KV.6, it describes the boundaries of the land plot in more detail, including giving the coordinates of their turning points, and contains the numbers of adjacent plots.

The second difference is that a passport was needed to register rights to real estate, and a CV was simply needed to obtain information about it.

Contents and forms of extract

Let's look at what the extract forms were:

  • KV.1 - enter the number of the cadastral quarter, past numbers, the day of entry into the real estate cadastre, numbers of buildings and structures bordering it, capital construction projects, address, type of land, type of approved use, area, price, coordinate system, information about rights, status of the record on the land plot in the State Property Committee, on natural objects, on engineers;

  • KV.2 - includes a plan of the boundaries of the land plot, or a drawing, or a diagram, as well as the scale used;

  • KV.3 - contains information about parts of the site and encumbrances. During the description, the registration number, area and information about whether the entire plot or any part of it was encumbered were entered in separate columns.

  • KV.4 - registration number of a part of the land plot, as well as its plan, drawing or diagram;

  • KV.5 - description of the boundaries of the site, including the coordinates of its starting and ending points, directional angle, email or regular mail address for contacting the land owner;

  • KV.6 - description of the turning points of the boundaries of the land plot, including the boundary sign and the accuracy of its determination (mean square error).

The finished cadastral extract included all sections from KV.1 to KV.6. It was allowed to fill out the document by hand and on a computer. Text information was entered on standard A4 size sheets, and plans and diagrams were entered on larger sheets.

Each sheet had to bear the signature of an official and a seal. In addition, it was not possible to receive the document in electronic form . On our website you can familiarize yourself with the forms Q1-Q6 and download a sample of any of them.

Today, as noted above, an extract from the cadastral passport of a land plot is no longer relevant. In accordance with the order of the Ministry of Economic Development dated June 20, 2016, new forms were introduced. Anyone can obtain a cadastral extract on the official website of Rosreestr.

How and where to order a cadastral extract for a land plot?

Citizens can request a cadastral extract in person at:

  • Rosreestr office;
  • office of the Cadastral Chamber;
  • MFC.

  • official website of Rosreestr;
  • Unified portal of public services;
  • through other sites.

In fact, ordering online is very convenient, because often at the branches of the Cadastral Chamber there are long queues or the right people may not be there. By filling out a request in this way, you can receive a cadastral extract in electronic form (a link to it will be sent by email) and in paper form - it will be sent to you by mail or to the MFC.

  1. First you need to go to the Rosreestr website using this link https://rosreestr.ru/site/ . There are resources on the Internet whose address is very similar to the official address, and they provide valid statements, but ordering it yourself is more convenient and cheaper.
  2. On the main page, click on the section for receiving statements and select the desired type from the list provided.
  3. We select a land plot in the “object type” field and fill out all the fields of the form, including information about the property and the applicant.
  4. We attach documents if necessary and send the request.
  5. We check its status by following the provided link.
  6. If the status is “awaiting payment”, a payment code will be sent to your email, which you will need to enter.
  7. Select a payment method and pay for the statement.
