Decoding the cadastral code

A cadastral number is a unique code for a plot, which allows you to individualize a property in a specific region and administrative district.

This is what the number looks like in the new cadastral passport , i.e. extract (50:07:0010306:592):

number

Please note the following important information:

  • the address at which you need to check the cadastral number must be reliable;
  • an identification combination of numbers allows you to find out the region where the land plot is located, the municipal district, the district and the number itself;
  • The number can be permanent or temporary.

With proper registration, any object has such information. They are a combination of numbers arranged in strict sequence and in accordance with the requirements of Federal Law No. 218 of July 21, 2015 and Order of the Ministry of Economic Development No. 877.

We check the number through the Rosreestr website

The cadastral number of a land plot, which can be found through an online check on the Rosreestr website, cannot be changed.

The algorithm of actions is as follows:

  1. Go to the website www.rosreestr.ru;
  2. Select the “reference information about real estate” section online;Reference information on real estate objects online
  3. You need to enter the address in the lines that open;
    Enter the address of the object
  4. After completing the request and clicking the appropriate button, the cadastral number of the property will appear in the completed template.
    This is what the query result looks like

In an online service that provides information by cadastral number, this method is acceptable if the address of the land property is known. But there are situations when the section does not work due to technical failures. Then you can use another relevant method.

Through a public cadastral map

Information about the cadastral code of a land plot can be quickly found out and reliably verified through the PKK (Public Cadastral Map). It is an interactive resource indicating the location of the land. Searching for a plot of land on a cadastral map is possible if you have information about its address.

On the cadastral map, the boundaries of the land plots of interest can be indicated only if land surveying and their approval have been carried out.

The largest unit will be the district, the boundaries of which coincide with the territory of the subject of the Russian Federation.

Within the district there are districts whose contours are identical to the municipal districts of a constituent entity of the Russian Federation. Neighborhoods include individual settlements. The smallest units of the cadastre are objects, with their exact address, area and intended use.

Checking the cadastral number at an address through the online service “public map” involves the following sequence of actions:

  • go to the website of the Public Cadastral Map (http://pkk5.rosreestr.ru);
  • go to the search bar - in the form of a magnifying glass;
    We are looking for a plot at PKK
  • indicate a valid address and receive information about the number you are interested in.
    enter the address

But the information on the map can sometimes be out of date or completely missing. Then you need to contact the registration authorities in person.

Sending a request by mail

The discharge algorithm is similar. You need to find out the location of the territorial department of Rosreestr and send a registered letter with notification.

The application can be drawn up in any form.

  1. The application should indicate the method in which the applicant wishes to receive the document - in person, by mail or by mail.
  2. You can draw up a document with a minimum of information - about the owner, registered right and encumbrances.
  3. And the extended form of the document contains information about all transactions on the land plot, the time of transfer of ownership and other rights.

If there is no information about the land, you should verify the legality of registering such an object and deal with the accuracy of the documentation or the reasons for its deregistration. Controversial situations can be resolved administratively or through the courts.

During a personal visit

Online information in Rosreestr is for reference only, and a warning about this is given on the website of the federal service.

When concluding a transaction, the purchaser of land must be sure that it is the owner who is selling it, and that there are no encumbrances on the property from mortgagees and government authorities (arrests by bailiffs, investigative bodies, interim court measures, etc.).

Anyone interested in purchasing land may not have information about the owner, who cannot be verified through the online service.

Please note that:

  • It is also impossible to check the owner of a land plot by number through the online service, and you have to issue an extract;
  • To do this, you must submit a written application;
  • you can get brief information about the owner or an extended extract with a list of title transactions;
  • The application contains information about the object - its address. To obtain an extract, you will only need a passport of a citizen of the Russian Federation.

The cost of a paper document is 200 rubles. Production time is up to 20 working days.

The extract contains information about the owners of the land, registered leases, encumbrances, registration records about the existence of a dispute regarding the ownership of the site.
